  August 2011 - Market Update

For the past 5 months, the single family median price has been $430,000.  The average sale price has been calculated at $470,000 consistently during that time frame.  This stability in the market reflects people’s buying decisions.  Half of the single family homes sold are under $430,000 leaving the other half of buyers in the market above $430,000.  It is a positive sign that the market has stopped recording a downward pricing trend and has leveled. 

Single family residential sales are about what was expected for August (132 sales this year compared to 130 sales in August of last year).  Townhouses recorded 39 sales this year compared to 37 in August last year.  Apartment sales were 63 this August, down from 75 last year at this time.

Total inventory followed the seasonal trend line this year starting at 4137 units in January of 2011  peaking at 5338 units in July and falling back to 5237 units at the end of August.  Expect inventory to fall as people let their property go off the market in the fall and winter seasons.

Interest rates continue to be attractive making affordability in this market a reality.
